Planning leads for the building trade — opening soon

We did the hard part. You just pick who to write to.

Every week we read council planning portals right across the UK, pull out the applications near you, and put them on one screen. Tick the ones worth chasing and we print and post your letter to the applicant.

See what we hold near you. No sign-up, no card.

There are two ways to buy, and one of them is free. Searching every council costs nothing and a letter is £1.45. £39 a month puts the applicants' names and addresses in front of you and 30 letters in the price.

Two ways to buy

Start free, or start writing today.

Same councils, same applications, same letters. The only thing the £39 buys is the applicant's name and address — and 30 letters already paid for.

Free

£0

no card, nothing monthly

See every planning application in the UK, filter it, save your searches and get a weekly email. Post a letter whenever you like — £1.45 each, nothing monthly.

Just Granted

£39

per month, cancel any time

The same data with the applicant's name and address on it, and 30 letters included. £1.20 a letter after that, and you can cancel any time.

We're not open for signups yet. The collector is running and the letters are printing; we're finishing the last of the testing. Leave your email against whichever of the two suits you and we'll tell you the day it opens — one email, nothing else, and see our privacy notice.

How it works

Four steps, and three of them take a minute

The complicated part — 388 council websites, each with its own search form, its own idea of a date, and its own habit of falling over — is ours. What is left for you is a list and a tick box.

1

Pick your patch

Every council we cover is in front of you from the first screen — there is nothing to add and nothing to buy first. Choose the ones you actually work in and the previous 28 days of applications are already there, so day one is not an empty screen.

2

Filter down to the work you want

Extensions, loft and garage conversions, new builds, glazing, solar, landscaping, change of use. Filter by council, decision status, date, or any word in the address or the proposal. Save the search and it is waiting for you next week.

3

Write your letter once

Build a template with merge fields — the applicant's name, the site address, the proposal, your company details — then see exactly what will come out of the printer before anything is sent.

4

Tick, send, done

Select the applications you want, check the total, and confirm. We print and post. Every letter is checked against the opt-out list first, and you are only ever charged for letters that go out.

What you get

A data tool at the front, a print shop at the back

Most planning-lead services stop at a spreadsheet. The gap between a spreadsheet and a letter through somebody's door is where the work actually is, so that is the part we built.

Read weekly, from the source

Not a feed bought from somebody else. Our collector reads each council's own planning portal on a weekly cycle and records what it could not get, so gaps are visible rather than silent.

Filters built for the trade

Council, decision status, date received, and free text across the address and the proposal. Lead types are tagged for you: small residential, new build, glazing, solar, landscaping, change of use.

Saved searches, and what's new

Save the search you always run. The dashboard then tells you how many new applications match it — this week, and since the last time you looked. That is the whole habit: two minutes on a Monday.

See them on a map

The same filtered list, plotted. Colour-coded by decision status, so you can see at a glance whether a street is worth a morning's leaflets as well as a letter.

Letters that use the data

Merge fields drop the applicant's name, the site address, the proposal and your own company details straight into the letter. Unknown fields are flagged at preview, never silently dropped.

A real proof before you spend

The preview on screen is a picture of the actual print file, not an approximation of it. Your photos and logo, the address in the right place, the margins the printer needs. What you approve is what posts.

Printed and posted for you

No envelopes, no stamps, no trip to the post office. A letter covers print, envelope and postage — £1.20 on the plan once the 30 included ones are used, or £1.45 with no subscription at all — and it is charged only when a letter actually goes out.

Opt-outs honoured, properly

A published privacy notice, a retention policy, and a suppression list that is checked again at the moment of sending — not just when you picked the list. Anyone can ask us to stop, and it sticks.

Your data stays yours

Bring your team in on their own logins, and take your templates and your history with you. Nothing here is designed to make leaving difficult.

Pricing

Free to look. £39 a month to write.

The same two ways, at length. No setup fee, no per-seat charge, no annual contract, no charge per council, and no charge for a letter that did not go out.

Free

£0

for ever, no card needed

Search every council we cover, save searches, get the weekly email. The applicants' names and addresses are hidden until you pay.

  • Every council we collect, not a chosen few
  • Lead counts, maps and filters all work
  • The first 3 applicant names on a mailing are shown; the rest need paying for
  • Post a letter any time at £1.45, no subscription
  • Upgrade or stop whenever you like

Just Granted

£39

per month, everything included

Every applicant's name and address, nationally, in the clear — plus 30 letters already paid for.

  • 30 letters included, then £1.20 each
  • Postcards from £1.45
  • Unlimited filters, saved searches, templates and triggers
  • Month to month, cancel any time

What a month looks like

One month on the plan with 40 letters sent.

Just Granted, one month £39.00
Letters × 30 (included) £0.00
Letters × 10 (£1.20 each) £12.00
Total £51.00

The same 40 letters with no subscription at all would be £58.00. Everything above is paid before it happens: the month in advance, the extra letters out of prepaid credit before each one is printed. Nothing is invoiced afterwards. Card payments are handled by Stripe — your card details never touch our servers.

Why people move

The product was never the problem. The contract was.

Almost everyone who talks to us is already buying planning leads. What they want is the same data without the terms that came with it.

What people tell us they are stuck with What we do instead
A twelve-month contract that renews itself unless you catch it Month to month. Nothing renews behind your back.
The same monthly fee whether you use it or not £39 a month with 30 letters in it, or nothing at all on the free tier and £1.45 a letter when you actually send one. A quiet month costs you a quiet month.
The rest of the year payable if a payment is a fortnight late A missed payment pauses sending. It does not accelerate a year's fees.
An admin fee for querying a charge No admin fees of any kind.
Nothing in writing about data protection A published privacy notice, a retention policy, and a working opt-out route for anyone we write to.
Leads exported to a spreadsheet, and the posting is your problem The letter is the product. We print and post it.

What we are not going to pretend

The bits we would rather you heard from us

A claim we cannot keep costs more than the sale it wins. So:

  • Coverage is uneven, and here is the real number. 312 councils have actually produced applications in the last 14 days. 349 are switched on in our register and 388 are in it altogether — so there is a real gap between what we are set up for and what has actually arrived, and we would rather you heard it from us than found it on your own patch. Some councils publish less than others, and some fall over. When a council fails we say so on the screen rather than showing you a shorter list and hoping.
  • Weekly, not instant. The cycle is weekly. If you need an application within the hour of it appearing, we are not that product yet.
  • We do not write your letter. The template is yours. We give you the data, the merge fields, the proof and the postage — the words that win the job are the part only you can do.
  • Applicants can opt out, and we will honour it. Anyone who asks us to stop goes on a list that every send is checked against, including yours.

Questions

The things people ask first

Which councils can I get?

All of them, on either way of buying. 312 councils produced applications in the last 14 days and 388 are in the register — and one price covers the lot, so there is no per-council charge and nothing to pick from a list. If the one you work in is not there, tell us; adding a council is our job, not a paid extra.

What is the difference between the two, in one line?

The applicant's name and address, and nothing else. Both ways see every council, every application, every filter, the map and the weekly email; free hides the applicant, and £39 a month shows it — with 30 letters already in the price and £1.20 a letter after that. On free a letter is £1.45 and there is no monthly fee at all, so a quiet month costs you nothing.

What does it cost to try it properly?

Nothing to look. The free tier shows you every application in every council we cover, going back 28 days — the reference, the site's outcode, the proposal, the dates and the decision — so you can judge whether the leads are any good before you spend a penny. When you build a mailing on free we show you the first 3 applicant names in full and ask for payment for the rest, so you can see a real letter go out before deciding whether the month is worth £39.

Am I tied in?

No. The plan is month to month — cancel whenever you like and it runs to the end of the month you have paid for. There is no annual contract to get out of, and dropping back to free costs nothing and loses you nothing but the names.

What is actually in the data?

The application reference, the site address and postcode, the proposal in the council's own words, the dates, the decision where one has been made, and a link back to the council's own page so you can check anything yourself.

Who prints and posts the letters?

A UK print-and-post service handles production and mailing. You approve a proof of the exact print file first, and the price — £1.20 on the plan, £1.45 without one — covers print, envelope and postage.

Is writing to applicants allowed?

Planning applications are published by councils as public records. We write to applicants on a legitimate-interests basis, we publish what we hold and why, and we act on any objection. The full privacy notice is here, and anyone can ask us to stop.

Be first in when we open.

Looking costs nothing at all, and it is £1.45 to see whether the letter works. That is the entire risk.
